Why use a mortgage broker instead of my bank?
A bank can only offer its own products. As a broker I compare solutions across multiple lenders and build the strategy around your situation, not one shelf of products.
How much does it cost to work with you?
For most standard residential mortgages there is no fee to you because the lender pays the agent. If a fee applies in your situation, it will be disclosed upfront in writing.
Is a pre-approval worth it if I'm not buying yet?
Yes. It shows you a realistic price range, payment and cash needs. If you're further out, the Homeownership Blueprint is a great first step.
What is a rate hold?
Many lenders hold a rate for an eligible pre-approval, often for up to 120 days depending on the lender and product. It can protect you if rates rise while you shop.
What does the Homeownership Blueprint do?
It's a roughly 90-second survey that gives you a Home Readiness Score out of 100, an estimate of what you may afford today, and a personalized path toward buying.
Should I just sign my renewal?
Not without a review. Renewal is one of the best moments to compare options and make sure your mortgage still fits your goals.

OWNwell is an ongoing home and mortgage tracking service I provide to my clients. Existing homeowners can also sign up to monitor their position and spot opportunities.
